What it is. A record, issued through the Tamil Nadu Registration Department’s TNREGINET portal, listing every registered transaction against a property sales, mortgages, releases, gifts for a period you choose, going back up to 30 years.
Before you request this. Confirm the exact survey or Patta number, and the period you need covered lenders commonly ask for 13 or 30 years, so check which one applies before applying, since the wrong period usually means reapplying. If the property has changed hands more than once, or the survey number has changed, gather any old numbers too.
What we do. We apply for, search, and download the EC including a certified copy where a bank or registering authority needs one and go through the result with you so you understand every entry, not just receive a document you can’t interpret.
After you receive it. An EC is a snapshot for the period requested, not a one-time-forever document if there’s a gap before your actual transaction (months of loan processing, for instance), you may need a fresh or supplementary EC closer to the date. If it shows an entry you don’t recognise an old mortgage, a pending attachment resolve that before you proceed, not after.
What it is. Patta is the Revenue Department’s record of who owns a piece of land, its extent, and its classification. Patta and Chitta were merged into a single combined record some years ago, so you’ll see both names used for what is now largely one document.
Before you request this. Have the paperwork that justifies the change ready registered sale deed, gift or settlement deed, or legal-heir certificate and death certificate for inherited property. Also check the existing Patta for any spelling or survey-number mismatch, since that needs correcting first.
What we do. We prepare and submit transfer or correction applications, track them, and obtain the order copy once approved. We also verify an existing Patta’s authenticity and check status if you’re already partway through.
After you receive it. A Patta in your name usually triggers two follow-on steps people forget: updating the local body’s property-tax records, and if you plan to build or modify anything checking that your survey/subdivision details match what’s on record. Keep the order copy safe; it’s commonly asked for again at resale.
What they are. Chitta describes the land itself area and classification. Adangal is the field-level revenue record showing cultivation details for agricultural land. The A-Register is the village-level master extract these are drawn from.
Before you request this. Confirm whether your matter genuinely needs the underlying revenue record (a bank or court has specifically asked for it) or whether a Patta/Chitta extract alone will do.

After you receive it. These are reference documents that support other applications Patta transfer, loan verification rather than standing alone. Keep them with the related file.
What it is. The Field Measurement Book (FMB) sketch is the survey department’s map of a survey number’s boundaries and extent; an F-Line sketch/statement covers a subdivided plot.
Before you request this. Have your survey number, and the subdivision number if the land has been subdivided without these, retrieval can stall.
What we do. We identify and obtain the correct sketch for your survey number.
After you receive it. If the sketch shows a boundary or extent different from what you expected, raise it with a surveyor or advocate before registration or construction a mismatch is far cheaper to resolve on paper than after a boundary wall goes up.
What it is. In areas that have been through a formal Town Survey including much of Chennai city records are held as a Town Survey Land Register (TSLR) extract, the urban equivalent of a Patta.
Before you request this. Check whether your property actually falls under Town Survey rather than assuming a village-style Patta applies this determines which record you need.
What we do. We confirm which system applies and obtain the correct TSLR extract.
After you receive it. Keep this alongside your Patta/Chitta equivalent; for Town Survey properties, this extract is typically what’s asked for in place of a rural Patta.
What it is. Matching an address or an old document to its current survey number, including tracing old-number-to-new-number changes.
Before you request this. Gather whatever you already have an old deed, an address, a rough location partial information still helps.

After you receive it. Use this confirmed number for every other request (EC, Patta, FMB) so all your documents reference the same identifier mismatched survey numbers across documents is one of the most common causes of delay later.
What it is. An officially certified copy of a document already registered at the Sub-Registrar’s office sale deed, settlement deed, gift deed, release deed, partition deed, or the “parent document” a current deed refers back to.
Before you request this. Note down whatever you can about the original registration approximate year, sub-registrar office, the parties’ names since retrieval depends on locating the original record.
What we do. We identify the registration details and apply for the certified copy.
After you receive it. Store a digital scan and the physical certified copy separately, not in the same file this copy is your practical backup if the original is ever lost again.
What it is. Coordination and paperwork support around registering a sale deed, settlement, gift, release, partition, rectification deed, or Power of Attorney.
